Pre-cast concrete was a no-brainer for a project that needed to maximise on the land area, spanning across the entire street frontage from one corner to the other.

It’s no secret that designers favour classic and solid materials, partly because they’re durable, requires low maintenance, partly because they look beautiful.

Project Highlight

The design and manufacture of this type of building and material at this stage of its development in the industry is too specialised to allow any subcontractor to just put their design around it. In pragmatic sense, it required putting together a precise design and early contractor’s involvement to get the project rolling.

• Pre-cast concrete – It’s a good practice to engage the suppliers early on to determine the cost and design confirmation.
• Shop drawings were very necessary to key down on the spacing between the reinforced steel connections.
• Prudent to get the traffic management services involved, to ensure no utility services are in the way of truck crane manoeuvring and lifting.

How difficult is it to get building permission for pre-cast concrete building?

The consenting process for the King’s Corner project was relatively straight forward. The design of pre-cast concrete is within the scope of the verification method, as well as to provide technical information and structural analysis methods.

Long before the consenting application, a pre-application meeting was held between key designers and key council staff to set expectations and to open up communication channels.
